Expression of interest process

The future use and operation of the State Square Building is subject to an Expression of Interest (EoI) process running from 27 August  – 20 October 2025.

The EoI process will identify the most cost effective and impactful use of the building, slated for completion Q3-2026.

The Department of Logistics and Infrastructure is delivering the State Square Building with local contractor Sitzler Pty Ltd. The $145 million project is being delivered by the Northern Territory Government in partnership with the Australian Government.

The building comprises 3 above ground storeys and a basement level with a maximum height above ground level of approximately 17.6 metres. The building design incorporates:

  • A ground level foyer, two large display spaces, offices, a courtyard as well as space for an ancillary retail space and café.
  • A first floor including several rooms and a large verandah that will face onto Smith Street.

The building’s design features tropical architectural elements such as colonnade screening and a fly roof, providing shade and weather protection.

The contemporary tropical design is inspired by the Territory’s unique geology, landscape and climate with strong environmental sustainability features. The new building’s façade references the dusky ochre hues of Darwin’s porcellanite cliffs, nearby heritage buildings, and pre-cyclone road kerbing of our early pioneering city.

The building will be surrounded by landscaped spaces including large trees and a lightweight aluminium façade. The dark earthy colours will help set the building back into the landscape in contrast to the more dominant, light and solid Supreme Court and Parliament House buildings.

Finishes were selected with consideration to environmentally sustainable design initiatives.

The building will feature a 200kVA rooftop solar system among other sustainable design elements and construction practices. These include ‘green’ concrete made from recycled material created using a manufacturing by-product, and the reuse of timber and porcellanite stone excavated from the site.

Construction of the building is anticipated to be completed in Q3-2026.
